When properties are not priced right at the initial start, it may take longer to sell. If your property sits on the market too long, buyers may perceive there is something wrong with your property. As a result, you may need to reduce the price below market value to compete with other newer, reasonably priced listings. We want to ensure that the price is attractive that it will generate buyer interests and activities.

Establish your priorities and determine what is best for you. When you receive an offer, you have three options: accept the contract as-is, counter (accept the contract with changes), or reject. Some negotiable items include: price, financing, repairs, appliances/fixtures, landscaping, painting, closing costs, closing date, etc. You have the ultimate, final decision.
Once you accept an offer and the contract is signed by all parties, both you and the buyer(s) will work towards fulfilling the contract terms before closing.
For instance, both you and the buyer(s) agreed to a loan contingency. If the buyer is unable to secure a loan, then the buyer may seek other funding sources or cancel the transaction. If the buyer obtains loan approval, then the loan contingency will be then removed. Once all contingencies have been satisfied and removed, then both you and buyer(s) will then proceed with closing the transaction.
The escrow company or closing agent will complete a detailed settlement statement for both you and buyer(s). On the date of closing, once all of the necessary closing documents are finalized, signed, notarized, and recorded with the County and all settlement fees are paid appropriately by the buyer(s) and you as seller, the property is then legally transferred to the buyer.
